Two creeks, 5.94 acres in forest deferral with 25 year old timber!
Own a bit of local history! Turn of the 20th century vintage farmhouse with all the best features of the era! Soaring ceilings, big windows - all double paned - spacious rooms, and a huge country kitchen with tons of cabinets. This home was part of the original timber claim homestead, was a dairy farm for awhile. The original milkhouse still stands, well preserved and very useable for a craft shop, second shop, or whatever else suits your fancy.
The property boasts two year round streams. The seller tells me there's a fish pond on the northern side by Conyers Creek, but I haven't seen it for pictures yet... stay tuned. Conyers Creek cuts thru the northern part of the property, and a natural spring streams runs the span of the rear of the home. The original dairy barn, long since torn down, used to be built over that stream so the animals never had to leave the barn for fresh water.
The well manicured yard around the home has lots of sunny areas for gardening. 5.94 acres of the property enjoy a forest tax deferral. But there's a real boost for the new owner's wallets with acres in Douglas fir reproduction timber that's approximately 25 years old.
This four bedroom, two full bath home has much of the original charm and bones, but is still move in ready condition. It's got zonal wall heating, but also has two woodstoves... one propane stove, and the other a woodburning stove. The ceiling and flooring have been insulated, and you enjoy the affordable Clatskanie PUD electric.
It's located just outside the city limits, so your water is from the city of Clatskanie. There's a newer double tank septic system that was pumped in 2008.
Part of the property is in a flood zone from Conyers Creek, and you can view the 2010 FEMA map here. From the aerials, the home itself sits just at the end of the flood zone. In our Oregon 1996 flood, not only did the waters not reach the home, they didn't even reach the milkhouse. Nor has there been any flood waters since then. However due diligence with your insurance agent, please.
Please make sure you take the not-so-virtual photo tour of the grounds and home above. And if you have any other questions, please feel free to call, or have your agent contact me. I'd be happy to be of service.
