Tired of sweltering in the summer heat and shoveling snow in the winters? Do you have a penchant for fishing and boating, or perhaps just like to laze around on a sandy beach at river's edge, and watch the big ships go by?

Well you don't need a million dollars to have it all at River Ranch. This small, rural community is the idyllic spot for year round vacation living, or perhaps a destination second home.

The community is located just over the county line in Clatsop County, with a Clatskanie (Columbia County) mailing address, and essentially a Clatskanie serviced area - Clatskanie schools, Clatskanie based trash services, and the inexpensive Clatskanie PUD power.

If you don't know to look for River Ranch, you'll never find it. It's well off the beaten path about 9 miles to the west of Clatskanie, sited on a sandy peninsula right on the mighty Columbia River. You not only have front row seats to watch the ships as they navigate the river, the territorial views of the Washington hills and Puget Island - which sits in the middle of the Columbia between Westport, OR and Cathlamet, WA - are knock your socks off gorgeous. And those afternoon river breezes are heavenly during the summer.

The community has HOAs to maintain the private roads, including the access rural roads you travel, winding thru the cool of trees, plus the community's beach, playground and b-ball court area. It also maintains the community's private dock and boat launch in to the Westport Slough that gives you quick easy access to the Columbia. Or, if you prefer, just drop your fishing line and stay in the area's extensive network of slough waterways for some lazy boating, kayaking or canoeing.

The community is "gated"... sorta. Well, let's say that after you've run thru some country dikeland roads, you come to a keypad entry gate. The gatekeepers? The local cows and horses.. not your usual sentries. Once you go thru that gate, you travel about another mile, past the launch ramp, before you emerge in to the river front community.

But fishing and boating are not the only sports available. Just under 3 miles to the east is Jones Beach - approximately a mile of sandy beach and the second hottest spot in Oregon for wind surfing. Looking for hiking, ATV/4 wheeling trails or camping? Clatsop State Forest is about 15 minutes to the west.

Despite feeling like you're in the middle of nowhere, there's grocery shopping in Clatskanie. Or, if you need the big box stores, Longview, WA over the Lewis & Clark Bridge is 30 minutes away. If you want to head west to the mouth of the Columbia River and Pacific Ocean, Astoria is approx 35 minutes via Hwy 30 through Clatsop State Forest. Need to catch a plane flight? Portland's PDX is 75 minutes drive.

River Ranch shows in a FEMA flood hazard area, but per owner and FEMA site, this home's elevation has resulted in removal from the SFHA (Special Flood Hazard Area). The owners keep a flood policy at a reduced rate by choice but have never needed it their 28 years of residency in River Ranch.

As you'll see by taking the narrated, photo tour provided above, this home is an appealing mix of the rustic look of a cabin/chalet with a custom modern home.
